If the interest rate was way higher private equity firms would die and (even though mortgage interest rates would be worse) total housing prices would drop.

The OP suggests it's a more efficient means for "Modernity"; but Modernity had many parts and I would consider parts like social order, culture, and economics all to be structures that bind and enslave humans.
