Why are you calling landlords rich people? A large majority are nowhere close to being rich. This is erroneous in your assumptions.
Also, rental income is not investment income, the equity is. Rent collected is not deemed capital gains by any means. It’s living income.

However if I have a job that needs a specific skill that takes time to acquire, the candidate has the upper hand determining the pay
As an employer, if I have a job that literally anyone can do, I have the upper hand in determining the pay.
Want more than minimum wage? Get skilled in a more valuable profession.

I hate when bikers dont stop at 4-way stop signs also. Drivers expect them to follow the law and stop. So when its the drivers turn to go 1/
