Previous tenants left an entire house full of garbage. Bedbugs, rats and roaches. It took a 40 yard dumpster just to get all their stuff out. A guy who lived here killed a woman and buried her body in a basement in a different house about a half mile away. The family split into two factions, those supporting the killer, mainly the mom, and those who thought he was a piece of shit(everybody else) So the mom moved out and it turned into a squatters den for a month with people doing drugs and pissing in bottles and all sorts of shit.

Cheap I know, but at 48cents a Sq. Ft and over 900 SQ feet to do, it's all I could afford.

Ripped out the sink in her that was in previous pictures. Capped the lines and put drywall over the hole.

Toilet flange snapped off because the floor was uneven. Had to build up the floor.

The planks don't look bad. They are versatile and waterproof. And if one doesn't glue down right or there is a tricky spot, screw it and hit it with the finish nailer.

Thats a Senco 18V cordless finish nailer. Costs $329 new, Menards had it on clearance from a returned online sale. $200. Variable depth control, a flashlight built into it, takes up to 2 and 3/4 nails. So fricking handy for random stuff that needs nailed up or tightened.

-Edit. FRONT PAGE! First time ever. So Awesome. And on New Years Eve! Here is what the house looked like before this all happened. https://imgur.com/gallery/OT7in It's a before and after with pics. Send nothing, I just like that something I poured my heart and soul into is being seen by so many people. I generally downplay my efforts and everything I do is never good enough. Also a recovering alcoholic and I guess I fit the workaholic model that comes with that. Thanks everyone! You have made my month! 2018 LETS GOOOOOOOOOOOOOOOOOO!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Ugghh, some people are knobheads

As a renter, fuck them. We have pets, we take care of our stuff. We also take pics before and after we leave. It's not always the (1/2)

8 years ago | Likes 6 Dislikes 0

who refuses to pay. Also you're right. cheap but easy to clean flooring is better. Carpet sucks. (Allergies) (2/2)

8 years ago | Likes 5 Dislikes 0

My parents are hoarders and I'm working really hard on breaking the gene

8 years ago | Likes 7 Dislikes 0

I love throwing stuff away. It's liberating.

8 years ago | Likes 10 Dislikes 0

Good luck with your parents.

8 years ago | Likes 3 Dislikes 0

Dude thats 10/10 fucked but great job fixing it up!

8 years ago | Likes 4 Dislikes 0

Any legal action you can take against them?

8 years ago | Likes 4 Dislikes 0

I did. Sued them for 1300. Will prob never see it

8 years ago | Likes 2 Dislikes 0

Get a subpoena and they can end up doing jail time if they don't pay

8 years ago | Likes 1 Dislikes 0

I rented for many years, always got my deposit back by making sure that place was not just empty but clean when I left.

8 years ago | Likes 6 Dislikes 0

I feel your pain. The best day was when we sold our rental.

8 years ago | Likes 4 Dislikes 0

Guy I worked with let “friends” rent his house. Basically totaled it. It was condemned.

8 years ago | Likes 5 Dislikes 0

Yea bro. I ended about 3 friendships in my life renting to or co-habitating with "friends" its easier to fuck a friendship than come up 1/2

8 years ago | Likes 6 Dislikes 0

with $300. I don't rent to anyone I know. I would rather get fucked over by a stranger. I take it less personally. Hurts less.

8 years ago | Likes 7 Dislikes 0

This is the main reason my step father sold his rental properties. Too many dipshits destroying stuff, too much hassle.

8 years ago | Likes 4 Dislikes 0

Asshole tenants ruin it for us good tenants that can't afford 5k$ deposit plus first 2 months and last 2 months rent. owners just being safe

8 years ago | Likes 6 Dislikes 0

See, this right here is why people like me cannot afford rental housing. The shitty people fuck it up, then the rebuilt house is worth more.

8 years ago | Likes 5 Dislikes 0

have the walls tested for meth residue. it can be poisonous to future tenants and you.

8 years ago | Likes 16 Dislikes 0

I need to. Didn't find any evidence or precursors or the smell. I've seen a meth lab and its traces elsewhere in life.kinda dont wanna know

8 years ago | Likes 6 Dislikes 2

In my state (CA) you're obligated to disclose, not sure if obligated to investigate... look up laws in ur state

8 years ago | Likes 1 Dislikes 0

I've only met one person that used meth. Dear lord, the odor given off by his skin long after he used.

8 years ago | Likes 1 Dislikes 0

I hope you had pest control for bed bugs

8 years ago | Likes 3 Dislikes 0

You can kill them with heat too apparently

8 years ago | Likes 1 Dislikes 0

Good on you pal. There's good and bad tenants out there. Hope your next is better.

8 years ago | Likes 4 Dislikes 0

as a property manager to only college students, i feel your pain.

8 years ago | Likes 4 Dislikes 0

Landlord here, can relate. The worst part is knowing this is happening & eviction laws make you wait months to get them out..

8 years ago | Likes 4 Dislikes 0

You need to start doing background checks and manadtory references

8 years ago | Likes 3 Dislikes 0

Guy wasnt on the lease. Things were fine for 2.5 years, then BAM!

8 years ago | Likes 3 Dislikes 0

I hope everything works out, maybe start doing check ups? Where I am from you are allowed into a dwelling with 24 hours notice

8 years ago | Likes 2 Dislikes 0

Why was he living there if he wasn't on the lease? That's something specifically no-go on a basic contract. Sucks they trashed the place.

8 years ago | Likes 3 Dislikes 0

Probably because he didn't know he moved in and was subletting. It happens. Especially if you don't check on the property often.

8 years ago | Likes 3 Dislikes 0

Stinks. We were averaging from spending 3k-5k between tenants on an 82k property from replacing flooring to appliances all the way to>

I had a 90K appraised rental that I sold for 83K last Friday. The nicer houses don't have a return on investment after taxes and insurance

8 years ago | Likes 4 Dislikes 0

Don't I know it. Struggling to make anything off one that's worth 204k. Ours is 10% off the top for prop mgt, so that's a killer. Then they>

8 years ago | Likes 2 Dislikes 0

Yeah, I read it as the nailer having a built-in fleshlight instead of flashlight... sigh

8 years ago | Likes 4 Dislikes 0

I will remember this the next time a land lord is cranky with me. Good luck on the repairs. And even better luck on future tenants.

8 years ago | Likes 133 Dislikes 0

Our last landlord didn't want to give our deposit back 'cause we re-painted one room (after de-moulding it) with a slightly differet shade.

8 years ago | Likes 1 Dislikes 0

Try having a landlord that refuses to so much as attempt fixing problems with his rental property.

8 years ago | Likes 2 Dislikes 0

I have a degree in criminal justice and Know the law enough that this isn’t an issue for me.

8 years ago | Likes 1 Dislikes 0

Like hey dude, at least I didn't do this to your place.

8 years ago | Likes 17 Dislikes 0

I got it all repaired and it's rented out currently. Current tenant is steady paying and is taking care of it. I can rest easy until his 1/2

8 years ago | Likes 34 Dislikes 0

lease is up in may.

8 years ago | Likes 28 Dislikes 0

Glad to hear it

8 years ago | Likes 5 Dislikes 0

I'm a contractor that works for landlords. I'VE SEEN SHIT

8 years ago | Likes 10 Dislikes 0

You should make a post of some work stories.

8 years ago | Likes 4 Dislikes 0

Literally?

8 years ago | Likes 6 Dislikes 0

Very

8 years ago | Likes 5 Dislikes 0

You poor, poor man. +1 for you.

8 years ago | Likes 3 Dislikes 0

Rented our condo to a dude, no pets. He gets a puppy who tore up carpet, cut its paws on the tack strip, bloodied ALL the walls about 12" hi

8 years ago | Likes 8 Dislikes 1

Damn. That sounds pretty bad. Feel sorry for you and the puppy man. Bad all around.

8 years ago | Likes 5 Dislikes 0

Another tenant decided the kitchen counter was a good place to rebuild his VW engine. Fuck that shit...I own just one home now.

8 years ago | Likes 5 Dislikes 0

Lol, damn man. That sounds shitty. Sometimes I think about selling the two I have left. Just sold one a few days ago. but 1/2

8 years ago | Likes 5 Dislikes 0

this is my dream to own tons of properties. I can't stop.

8 years ago | Likes 5 Dislikes 0

I have a buddy whose family owns about 10 or 12 properties. He's a contractor, so...its all good. Still good long term I guess.

8 years ago | Likes 1 Dislikes 0

They ALWAYS get pets. Just get a crazy high non-refundable pet deposit. And only allow certain ones. That's reasonable enough.

8 years ago | Likes 6 Dislikes 0

Also kudos on the upgraded flooring. Currently on a roll with getting our Owners to switch from carpet to vinyl planks.

8 years ago | Likes 4 Dislikes 0

Thanks. And you are right about that. Carpet lasts only a few tenants sometimes. Vinyl planks are durable as hell.

8 years ago | Likes 2 Dislikes 0

I rented my place out once... never again. 15k in damages after I found out what they did to hide it - didn’t touch the income and headache

8 years ago | Likes 5 Dislikes 0

what happened?

8 years ago | Likes 1 Dislikes 0

plumbing issues upstairs in bathroom that leaked to first floor, they hid damage but then it failed. Shower, tub, faucets, floor, ceiling.

8 years ago | Likes 1 Dislikes 0

Nice! I like seeing post like these. Sorry that you went through this but well done!

8 years ago | Likes 3 Dislikes 0

I feel you. I haven't ever rentedout, but I have purchased 4 forecloure arocities and lived in while I remodeled. I salute you, sir.

8 years ago | Likes 4 Dislikes 0

Thats legit.

8 years ago | Likes 4 Dislikes 0

Most recent:spot in kitchen. Rather than fix subfloor, they built a platform over hole. Under were 6 layers linoleum. Wet sewage between 2

8 years ago | Likes 4 Dislikes 0

The smell when i tore it open. My god, the smell. Had been leaking for a long time.

8 years ago | Likes 4 Dislikes 1

lol, im about to make another post from when I bought it. Exact same thing.

8 years ago | Likes 3 Dislikes 0

how much you pay for the foreclosures?

8 years ago | Likes 3 Dislikes 0

First one was 22k. 2 story, complete remodel. Broke even from learning how to do everything the first time and fixing my mistakes.

8 years ago | Likes 1 Dislikes 1

22k, 18k, 1k at auction, and most recently 20k

8 years ago | Likes 1 Dislikes 1

I've put off getting in the rental game because this is my fear.

8 years ago | Likes 422 Dislikes 2

No pain, no gain! Landlord here, too, but with a partner and renting apartments. Was knee deep in trash, too, when we started. Good job @OP!

8 years ago | Likes 3 Dislikes 0

This is the reason I'm getting OUT of the rental game. This shit has happened to me twice now.

8 years ago | Likes 5 Dislikes 0

The people who rented before us left gang graffiti all over the house and ran a puppy mill in the back bedroom. 1/2

8 years ago | Likes 4 Dislikes 0

We had to rip out the old carpets ourselves and found hooks, blood, and "other" stains all over the goddamned place. 2/2

8 years ago | Likes 3 Dislikes 0

I have a buddy who does it and i've thought about jumping in with him. If i ever did, my big stipulation, stemming from paranoia of stuff

8 years ago | Likes 1 Dislikes 0

like this, would be that any contract including me in any way, i get the right to come by once a month or two to inspect. I'd nip that shit

8 years ago | Likes 1 Dislikes 0

in the bud before it got worse.

8 years ago | Likes 1 Dislikes 0

Op was silly and didn't keep tabs on his tenants. I put in a clause about acceptable damage levels before eviction with maintenance checks

8 years ago | Likes 1 Dislikes 0

This is why I got out of the rental game. Had similar happen and almost became a murderer.

8 years ago | Likes 1 Dislikes 0

It helps if your properties are not aimed at the lowest wage earners. 5 years as a landlord and I've had only minimal issues with tenants.

8 years ago | Likes 2 Dislikes 0

GET A PROPERTY MANAGER. That is essential in owning rental property. This is what happens when you don't have one.

8 years ago | Likes 4 Dislikes 3

I got one.

8 years ago | Likes 2 Dislikes 0

This seems like an extreme case though. I mean, you rented to a murderer. That's pretty insane. Did they find the tenant or did you?

8 years ago | Likes 1 Dislikes 0

My mom is a landlady and there are some really great tenants but there's always a bad bunch. It's not bad to get into BUT check the 1/2

8 years ago | Likes 3 Dislikes 0

Properties often and always look deep into future tenants. Check their history, everything. Tenants should be honest not hiding things 2/3

8 years ago | Likes 3 Dislikes 0

To me it's a HUGE red flag if they are hiding any information (previous landlord info for references or criminal history are big ones)

8 years ago | Likes 3 Dislikes 0

We were once very concerned one of our tenants would leave cement in our pipes (we evicted her) and another left our house looking like

8 years ago | Likes 3 Dislikes 0

A 70s themed diner. But like I said there's always some really excellent tenants too.

8 years ago | Likes 3 Dislikes 0

Co-worker has rental property. Their last tennant took a hammer to every tile in the house in addition to other damages.

8 years ago | Likes 4 Dislikes 0

That deposit was kept.

8 years ago | Likes 3 Dislikes 0

I hope he also sued for damages

8 years ago | Likes 2 Dislikes 0

I've had good tenants and bad. This is the worst I have been fucked over. Cost 3K and 3 months of no days off. But tenants were there for

8 years ago | Likes 159 Dislikes 2

2 and a half years. I netted over 14K, which was the cost of the house before renovations. The key is making everything fool proof and

8 years ago | Likes 141 Dislikes 3

Make something fool proof, and they invent a better fool - Business Darwinism.

8 years ago | Likes 4 Dislikes 1

True. Its a gamble no matter what. But I try my best to mitigate the risk.

8 years ago | Likes 2 Dislikes 0

bulletproof. Vinyl floors. As few doors as possible with locks. Any lock in the interior needs to be one of those you can just pop a coat

8 years ago | Likes 111 Dislikes 3

hanger in. Also a property management company. They do all legal and tenants and whatnot and get a 12% cut. Worth its weight in gold to

8 years ago | Likes 103 Dislikes 1

not have the hassle and time and energy into finding, checking, billing, collecting, evicting, suing tenants.

8 years ago | Likes 99 Dislikes 1

A 14K house? Where?

8 years ago | Likes 9 Dislikes 0

Fort Wayne Indiana in a low income neighboorhood and the house requiring months of work.

8 years ago | Likes 14 Dislikes 0

So, a Midwest slum lord complaint

8 years ago | Likes 2 Dislikes 9

Lmao... My bf just moved there a few months ago from California. The housing prices made his jaw drop.

8 years ago | Likes 5 Dislikes 0

This is why I buy small single family homes next to good schools. Keeps out the druggies.

8 years ago | Likes 3 Dislikes 0

Wow! That's cheap AF!

8 years ago | Likes 1 Dislikes 0

So you are telling me they are or aren't getting their deposit back?

8 years ago | Likes 52 Dislikes 0

Lol, unrelated but first thing I thought of reading your comment was https://imgur.com/aeJ35Xt

8 years ago | Likes 28 Dislikes 2

Rofl. Got me real good. Good luck OP. Happy new year.

8 years ago | Likes 4 Dislikes 0

Lol, no they did not. And they got sued. But I am last on the list of people they owe money to. Will be a long time if ever I see some $$$

8 years ago | Likes 43 Dislikes 1

Do those renting companys not do background checks before they rent your place?

8 years ago | Likes 3 Dislikes 0

They do. But they aren’t fool proof and people can go downhill after moving in.

8 years ago | Likes 2 Dislikes 0

Exactly. We went to court once. You'll mossy likely never see that money but I truly hate a girl lost her life, in your prop and you went>

8 years ago | Likes 15 Dislikes 0

8 years ago | Likes 9 Dislikes 0

8 years ago | Likes 7 Dislikes 0

Guy didnt kill her in my house. He just stayed in the house I have and killed the girl at her house.

8 years ago | Likes 5 Dislikes 0

First off, background checks and at least yearly inspections. Never let them know you are the Owner. Always get paystubs AND the last month

8 years ago | Likes 40 Dislikes 2

Of bank statements. This way you can garnish any wages after they move out. Document everything. Before condition with pictures, do a move

8 years ago | Likes 26 Dislikes 2

In checklist that the tenant signs in agreement of the condition. Then as soon as you get the property back do another round of pictures.

8 years ago | Likes 7 Dislikes 0

I never let anyone know I am the owner. Property management company does all the clerical and legal and the maintenance if I want them to.

8 years ago | Likes 19 Dislikes 0

Need to know not need to show

8 years ago | Likes 2 Dislikes 0

WTF kind of property management company let this happen?

8 years ago | Likes 9 Dislikes 0

Lots of them. It is hard to find one that puts quality of tenants over finding the first person who has cash in hand.

8 years ago | Likes 1 Dislikes 0

Interesting. I've only dealt with one but they check the property for me once a month

8 years ago | Likes 1 Dislikes 0

Thanks for the tip! Didn't think to not let them know I'm the owner. I will call myself the "property manager" which is also true.

8 years ago | Likes 7 Dislikes 0

"Hey, can I renew my lease?" After you have trashed the property and won't let us in to do Maintenance? I have to ask the Owner..

8 years ago | Likes 2 Dislikes 0

I'm almost two months late on my rent *insert sob story* can I have another extension? ..I have to get approval from the Owner..

8 years ago | Likes 2 Dislikes 0

My friend here wants to know why you shouldn't let on that you're the owner.

8 years ago | Likes 1 Dislikes 0

See above, but in most cases it keeps the tenant from shutting out the property manager if they think that there is someone else making the

8 years ago | Likes 2 Dislikes 0

Decisions. Keeps any toxicity from ruining a working relationship. You might not like that you can't get a pit bull but it shouldn't mean

8 years ago | Likes 1 Dislikes 0

That you stop calling when things break and you need maintenance.

8 years ago | Likes 1 Dislikes 0

Im 34, look young, rent to older people, don't want them to skip the management people, def dont want them to contact me directly, thats

8 years ago | Likes 1 Dislikes 0

why i pay them. maybe they see me a the owner and they are like fuck that young guy. Prop manager is a faceless corporation with lawyers

8 years ago | Likes 1 Dislikes 0

thats who I want my tenants dealing with. not me the fucking softie. fuck that. Then when they know and fuck me over, it hurts worse.

8 years ago | Likes 1 Dislikes 0

So they don't kill you and bury you in the basement

8 years ago | Likes 8 Dislikes 0

Also this.

8 years ago | Likes 2 Dislikes 0

Here is the guy who lived here and killed someone. Dude helped me move a refrigerator into the house. I met a murderer. 1/2

8 years ago | Likes 186 Dislikes 5

That is probably him making sure you don't discover anything otherwise you end up in the refrigerator

8 years ago | Likes 28 Dislikes 1

lol maybe!

8 years ago | Likes 8 Dislikes 0

Is that his natural look? Looking like that...you still...agreed to allow his tenancy?

8 years ago | Likes 11 Dislikes 2

Depending on where you are located, denying tenancy based upon physical appearance is a violation of Equal Housing Laws

8 years ago | Likes 5 Dislikes 0

in which case you can expect hefty fines from the US government

8 years ago | Likes 3 Dislikes 0

my people still find a way to discriminate. The laws are just another thing that has to be worked around to make money.

8 years ago | Likes 1 Dislikes 0

He wasn't on the lease. Only the mom and daughter were.

8 years ago | Likes 12 Dislikes 0

I am a landlord & must tell you that bedbugs are a serious matter, while sprays are sometimes able to stop them, you need to heat treat them

8 years ago | Likes 5 Dislikes 0

Temprid SC plus dry ice took care of them.

8 years ago | Likes 1 Dislikes 0

I was a virtual receptionist with 100+ clients for our team. we got SOOOO many calls for them!!!

I’ve gotta side with the mom. Seems like decent guy.

8 years ago | Likes 2 Dislikes 0

How did he have access to that other house?

8 years ago | Likes 2 Dislikes 0

Holy shit, this is my home town.. I lived right around the corner from this house.. They always say" this happens somewhere else"..

8 years ago | Likes 6 Dislikes 0

That somewhere else has to be somewhere too.

8 years ago | Likes 5 Dislikes 0

Oh Ft. Wayne? Now it all makes sense.

8 years ago | Likes 44 Dislikes 0

crazy shit happens everywhere. Lol, it's not Detroit or Chiraq at least!

8 years ago | Likes 25 Dislikes 1

Yeah but being from Fort Wayne I’d say we get a bit more than our share

8 years ago | Likes 2 Dislikes 0

Detroit’s not so bad lol, rented a place downtown for 3 years during college. Never got hassled.

8 years ago | Likes 10 Dislikes 0

Damn I remember reading about that. Fellow Hoosier here!

8 years ago | Likes 3 Dislikes 0

This is why I never bury bodies in rental properties.

8 years ago | Likes 12 Dislikes 0

Also my reason. One of my reasons. (#nomurderplease)

8 years ago | Likes 3 Dislikes 0

So um, where do you put them? Asking for a friend.... Totally not a cop....

8 years ago | Likes 4 Dislikes 2

I bury mine under speedbumps. They'll never know.

8 years ago | Likes 7 Dislikes 0

8 years ago | Likes 2 Dislikes 0

fun fact: "...average American meets 717,225 people throughout their lives, of which 10.76 are...unapprehended murderers..." (1/2)

8 years ago | Likes 3 Dislikes 0

Met considerably more. Of course I worked in the prison system for 8 years. Some are quite charming unless you hit their button.

8 years ago | Likes 2 Dislikes 0

My neighbor (owner) just moved back into his house when the lease ended with the renter. Renter was an asshole and I am very thankful >>

8 years ago | Likes 4 Dislikes 0

they are gone. Owner reported to me that they did at least 5k in damage to the property including destroying hardwood floors by letting >>

8 years ago | Likes 5 Dislikes 0

their dog piss on the floor and letting it soak in. Reported destroyed ceiling fans, doors, walls, bunch of stuff was in bad shape. >>

8 years ago | Likes 5 Dislikes 0

I'm thinking it's been 6 months since they moved back in and I am still seeing the occasional worker showing up to repair/replace things.

8 years ago | Likes 3 Dislikes 0

Wow. Must've smelled awful!

8 years ago | Likes 3 Dislikes 0
