I recently got a job in Hawaii, and i had to leave Japan. I've always rented. I can finally make a place my own.

It may seem backwards, but if you have a low mortgage rate it makes more sense mathematically to pay it off on time rather than faster

If your bank will let you, have them draw 1/2 of the montly pymt every 2 weeks instead of all of it once a month. Result is 1 extra pymt/yr

Also many banks will accept additional payments, if very clearly marked as principal, that will go 100% toward what you owe on the house

Your mortgage will be the lowest interest % you pay. And appreciates. IMO, focus on higher interest debt and routine IRA contribs first.
